 I have a maintenance emergency

Please call our main number: 218-390-4317 and press 1 to reach our 24/7 maintenance line. (If this involves fire, a natural gas smell, or power outage please contact the appropriate emergency response personnel, links for reference are on the contact page.)

 I have a general maintenance request

You can do this several ways.  The best way to make a general maintenance request is to create one in your tenant portal along with a few pictures of the issue or item.  Your descriptive detail and pictures help our maintenance team a lot.  You can also call our main number to create a maintenance request over the phone.

Where is our office located?

202 E 1st Street, Duluth, MN 55802—right next door to the Red Herring Lounge.

How can I pay rent?

You can pay your rent online through your tenant portal 24/7 for free with a check ACH, or with a Credit Card for a small fee. Rent can also be mailed to P.O. Box 3144, Duluth, MN 55803 (no cash in the mail please) or paid in person at our downtown office.

What are our office hours?

Our office is open MondayFriday 9 a.m. –  4:30 p.m. and closed on major holidays.

When is my rent due?

Rent is due on the first and is considered late on the 5th at which point a late fee is assessed.

How do I transfer utilities to my name?

MN Power handles electric utilities in Duluth, MN. They can be reached at 218-722-2625.
Comfort Systems handles water / sewer and gas utilities in Duluth, MN. They can be reached at 218-730-4050.
Superior Water Light & Power handles electric, water / sewer, and gas utilities in Superior WI. They can be reached at 715-394-2200.
Proctor Public Utilities handles electric, water / sewer, and gas utilities in Proctor, MN. They can be reached at 218-624-4055.
Lake Country Power handles electric utilities in rural areas west of Duluth. They can be reached at 1-800-421-9959.

Can I have a pet?

Some of our properties do allow pets with a separate Pet Lease Addendum to your lease, and an additional $25 per month.

Is lawn care included in my lease?

Lawn care may or may not be included at your property. Please refer to your lease agreement. If it is included we will service it at regular intervals. If it is not included lawn care is a tenant responsibility. City code requires the lawn be maintained below 8” at all times. Weekly mowing is recommended to keep up with the lawn in typical weather.

Is snow care included in my lease?

Snow clearing may or may not be included at your property. Please refer to your lease agreement. If it is included we will service the property on the next business day following a snow event. If it is not included, snow clearing is a tenants responsibility. City code requires the sidewalks and entry walkway to be cleared within 24 hours.

What day is my garbage picked up?

Garbage schedules vary throughout the city; each garbage can has the provider name and phone number on the side of the can.  Simply call, give them your address and they will let you know what day they service your location.

What about recycling?

Recycling is included throughout the city, if you do not have a recycling can, call your provider and they will drop one off.
