For our current residents, we have a complete set of tools and procedures to make your stay with us more comfortable and rewarding. Use our website to submit any maintenance requests, pay your rent, or just drop us a line. We love to hear from our residents.

In the case of an emergency DO NOT submit an online request.

You can do this several ways.

  • Click on the “Request Maintenance” button above
  • Log in to your tenant portal.
  • Click the blue “Maintenance Request” button on the upper right side of the page.
  • Adding photos and descriptive detail will help our maintenance team a lot.

You can pay your rent online through your tenant portal 24/7 for free with a check ACH, or with a Credit Card for a small fee. Rent can also be mailed to P.O. Box 3144, Duluth, MN 55803 (no cash in the mail please) or paid in person at our downtown office.

Our office is open Monday – Friday 9 a.m. –  4:30 p.m. and closed on major holidays.

Rent is due on the first and is considered late on the 5th at which point a late fee is assessed.

Comfort Systems handles water / sewer and gas utilities in Duluth, MN. They can be reached at 218-730-4050.

Superior Water Light & Power handles electric, water / sewer, and gas utilities in Superior WI. They can be reached at 715-394-2200.

Proctor Public Utilities handles electric, water / sewer, and gas utilities in Proctor, MN. They can be reached at 218-624-4055.

Lake Country Power handles electric utilities in rural areas west of Duluth. They can be reached at 1-800-421-9959.

Two Harbors Public Utilities handles electric, water / sewer and gas utilities in Two Harbors, MN. They can be reached at 218-834-6531.

Some of our properties do allow pets with a separate Pet Lease Addendum to your lease. To add a pet to your lease, you will need to fill out a petscreening.com application, pay an addition security deposit, and monthly pet rent.

Lawn care may or may not be included at your property. Please refer to your lease agreement. If it is included we will service it at regular intervals. If it is not included lawn care is a tenant responsibility. City code requires the lawn be maintained below 8” at all times. Weekly mowing is recommended to keep up with the lawn in typical weather.

Snow clearing may or may not be included at your property. Please refer to your lease agreement. If it is included we will service the property on the next business day following a snow event. If it is not included, snow clearing is a tenants responsibility. City code requires the sidewalks and entry walkway to be cleared within 24 hours.

Garbage schedules vary throughout the city; each garbage can has the provider name and phone number on the side of the can. Simply call, give them your address and they will let you know what day they service your location.

Recycling is included throughout the city, if you do not have a recycling can, call your provider and they will drop one off.
